- Locks in monthly billing instead of stage payments.
- Obliges the architect to certify each progress claim within ten business days.
Address specific project risks
- Suspends affected obligations during natural disasters, pandemics, war, or government acts; lets either party walk away after sixty continuous days of delay.
- Caps exposure to global cost shocks: only international-supply-dependent overruns above ten percent qualify, claimed on an open-book basis within twenty business days.
- The architect assesses every claim within twenty business days and adjusts the contract price; unilateral price hikes are excluded.

The ABIC CP-2014 C Commercial Cost Plus Contract is a commercial contract that, in its unamended form, is not suited to residential building work. These Special Conditions adapt it for residential projects, in a version tailored to the requirements of the relevant state or territory.

The ABIC CP-2014 C Commercial Cost Plus Contract is a commercial contract. In its unamended form, it does not contain the acknowledgment required by section 14 of the Home Building Contracts Act 1991 (WA) for a cost-plus contract for home building work, or expressly address the home indemnity insurance requirements in Part 3A of that Act. These Special Conditions modify the contract to the minimum extent necessary to address those requirements, adapting it for use on residential projects in Western Australia to which Part 3A applies. This provides a practical and balanced alternative to standard cost-plus contracts commonly used in the residential sector.
- When used with the matching ABIC CP-2014 C contract and completed correctly, these Special Conditions amend the contract document to satisfy the applicable requirements of the Home Building Contracts Act 1991 (WA).
